Land is the category where the paperwork matters most. Confirm the plot size and the unit it is quoted in, since prices are advertised both per plot and per square metre. Facilities are the other price driver: a plot with water and electricity already at the boundary costs more than a comparable one without, but connecting them later is rarely cheaper. Check road access and whether the road is usable year-round, and confirm the land type matches what you intend to build.
