What matters in commercial space is different from a home. Confirm the lease length and whether rent is quoted per month, per year or per square metre. Ask what fit-out is included - partitions, ceiling, flooring, power capacity - and who pays for changes. Check parking, whether there is a lift if the space is on an upper floor, and what any service charge covers. For a shop or restaurant, footfall and visibility from the street matter more than floor area; for a warehouse or factory, check ceiling height, power supply and truck access.
